Ottawa and Surrounding Areas Commercial Building Inspection
If you are thinking of buying or selling commercial property in Ottawa, and surrounding areas, a building inspection from Angry Home Inspector Ltd. inspectors will save you from costly surprises during real estate negotiations.
Commercial building inspections include a professional evaluation of:
Foundations and basements
Any issue with a foundation often has consequences for the rest of the structure. A shift in the foundation will cause a loss of integrity which will become an expensive repair. Moisture issues are also of specific importance when inspecting a basement as excess moisture can lead to mold.
Interior structure
Structure must be fit for purpose, but there is more than just that; Insulation and the buildings ability to stop heat transfer is immensely important to the overall functionality of the property.
Exterior components
Whatever material used on the exterior of the building is its main form of protection against the elements. If the exterior is compromised, propagation of damage can be expected.
Roof structures and overhangs
If a roof is not properly protecting its occupants or the structure, it can lead to unforeseen water damage and result in costly repairs.
Electrical distribution systems
Will be described in accordance with ASTM E2018-15
Heating and cooling systems
HVAC systems are crucial to the welfare of a building’s occupants. However, larger buildings have extensive heating and cooling systems, understanding life expectancy and material fitness states can help mitigate future expenses..
Plumbing
The Angry Home Inspector will review the currency of municipally required Vacuum breakers / back flow preventers, and look at the other visible plumbing systems in accordance with ASTM E2018-15.

Commercial Inspection Vs Residential Inspection
Inspection services for commercial buildings do differ slightly from residential inspections. There is no requirement to provide estimated costing for repairs or replacements in a residential inspection, but ASTM E2018-15 does require rough estimation for any visibly identifiable Capital Expenditures that may be required in the next 5 years or less. A residential inspection will cover deferred maintenance requirements, but these are not addressed in a commercial inspection. Angry Home Inspector Ltd. uses the 2022 RS Means Construction and Renovation Manual to compile a Rough Order of Magnitude (ROM) costing for use by investors. A Property Condition Assessment (PCA) is conducted which provides a Property Condition Report to allow investors to budget for visibly identifiable Capital expenditures that may appear within the next 5 years. Angry Home Inspector Ltd. places personal safety at the forefront of each inspection,
